395 “Post COVID-19 Engineered” Apartments Coming to Former Office Building Downtown

Metropolitan, a real estate development company which has developed several other apartment and office buildings Downtown, is under construction on a conversion of the former City Crescent Building at 300 W. Redwood St. into 395 apartments. The project is being called “one of the country’s first post COVID-19 engineered residential projects.”

Metropolitan is partnering with Kinsley Properties and Kinsley Construction on the project.

The 12-story, 370,000 sq. ft. building has been rebranded as Redwood Campus Center and is marketed towards students, faculty, and staff at University of Maryland, Baltimore. It will open in July.

For environmental health and safety in a post COVID-19 world, it will have single occupancy residences, enhanced air filtration, and increased elevator-to-resident ratios. The building will also have fresh air induction, continuous air exchange, medical-grade MERV 13 filtration, UV air treatment, and enhanced antibacterial cleaning of common areas.

All utilities and high-speed WiFi are included in the monthly rent.

Each of the eleven floors of apartments will have individual and group study spaces that can be reserved for personal use and remote learning. There will be a ground-floor fitness center designed by the Under Armour Performance Center.

“This project is a perfect fit for Downtown Baltimore and will draw heavily from the University of Maryland Medical School, Medical Center, and professional graduate schools,” said Shelonda Stokes, president of Downtown Partnership of Baltimore, in a press release. “When you look at the nearby investment at the Arena, Superblock, and Lexington Market, it’s clear the Redwood Campus Center will open in a great location at exactly the right time.”

The City Crescent Building was formerly the home of several federal agencies including the U.S. Army Corps of Engineers. Metropolitan purchased it at auction in January of last year for $23,950,000.

In recent years, Metropolitan converted 10 Light St. into an apartment building with 400 units and more than 42,000 sq. ft. of first-floor retail space which includes an Under Armour Performance Center. It also constructed One Light at 1 Light St. which is a 28-story building with 280 apartments, 155,000 sq. ft. of office space, and a 5,000 sq. ft. M&T Bank branch on the first floor.
